Overview:

Developed in one of the residential growth areas near Cameron Park in the City of Lake Macquarie, Stage 3 of the project delivered 75 new residential lots and earthworks for a further 60 lots. Stage 1 consisted of 22 lots and a further 60 residential lots were created for Stage 2 adjoining the prior Stage 3.

Scope of work:

• 157 residential lots
• bulk earthworks
• 2.2km of new roads and drainage
• utilities installation (including water, sewer, electrical, NBN and gas)
• full upgrade of existing main road under traffic control
• concrete pathways and cycle ways
• landscaping and heritage streetscape features
• detailed landscaping of 2 basins
• stormwater quality control ponds and wetlands
• new bus stop facilities and pedestrian improvements
• distribute regular communications and participate in meetings with residents (surrounding the site on all sides)

Highlights and challenges:

• Cleanup, removal and validation of illegal dumping and full remediation from former land use
• Delivery of the project during extended wet weather and challenging weather conditions
• Significant rain event caused flash flooding to nearby residents during construction and a major clean-up and investigation was carried out in partnership with LMCC/Client and the actions taken by KCE site staff prior and following the storm were commended by Council
• Management of neighbouring properties on all boundaries of the work area for this in-fill site
• Management of various community groups, elected representatives and other stakeholders
• Full upgrade of the Withers St road pavement under traffic conditions
• Extensive planning and consultation with Council/Local Authorities enabled some successful short term closures and safe traffic management
• Programme was delivered ahead of schedule even with the extensive wet weather delays and changing traffic constraints imposed often at the minute before implementing
